Disrepairs Or Improvement
- It is necessary for tenants to know what is regarded as disrepair or improvement. It will save money, embarrassment and disputes.
Landlords Repairs Responsibilities
- Repairs such as Leaking roof/ceiling
- Broken/leaking toilet and wash hand basins
- Damp/mould caused by structural defects
- Improvement is defined as improving the appearance, quality and value of the property.
- Disrepair is damage to the property that needs to be put right or repaired.

In your Tenancy Agreement, there should be a term referring to section 11 of the Landlord and Tenants Acts 1985 that the landlord is responsible for carrying out repairs within a reasonable time upon receiving notice
of disrepair from you.
- Repairs such as Leaking roof/ceiling
- Broken/leaking toilet and wash hand basins
- Damp/mould caused by structural defects
- (note: your landlord will be responsible for these damages if the they have been caused by criminal activity which has been reported to the Police)
- Broken cooker/washing machine
- Broken bed frame and mattresses (check your Tenancy Agreement for who is responsible for repairs)
- Damp/mould caused by condensation (if caused by structural defects, the landlord is responsible)
